Statesville, North Carolina | March 1989

A tract consisting of approximately 65 acres know as the old Beaty estate was petitioned for rezoning in February, 1989. The petition requested a change from R-5 zoning to a CU-GB-6 zoning for a mixed use development consisting of warehousing, office/flex space, and a retail shopping center. If the property is successfully rezoned, it is classified as a precedent rezoning case. This means that the successful rezoning sets adjacent properties into a transitional zoning environment. The purpose of this policy is to set certain guidelines for the non-residential development of the adjacent or effected properties. The transitional areas are found on the map at the end of the report.
