Technical Review


The Technical Review Committee is comprised of City of Statesville Staff, Iredell County Staff, NCDOT and Private Service Companies. Each of the members bring their specialty to the table to help make the review process more effective and less time consuming.

This committee meets once a month, on the second Wednesday of the month.



The Technical Review Committee (TRC) reviews the following information: zoning, specific lot measurements, site data, parking, landscaping, street data, stream buffer, FEMA regulations, soil erosion control and grading plan, utilities and services, sanitary sewer, storm drainage, water, electricity, and problems unique to the site.

The subdivision of land involves the legal division of a parcel into a number of lots for the purpose of development and sale. The subdivision and development of individual parcels must conform to the provisions of local zoning which contain use and dimensional requirements for land development.

Each TRC submission requires: a completed application, one (1) paper copy of plans, (1) digital copy of plans, and elevations, along with applicable review fees and bonds. All checks need to be payable to 'City of Statesville.'

The submission deadline for new submittals is 30 days prior to the meeting by 12pm ET on the specific date, and 25 days prior to the meeting date by 12pm ET for re-submittals.

Preferred Landscape Planting List

The intent of the Preferred Plant Material section is to provide a list of landscape materials that can be used in residential, commercial and industrial development. This will insure compatibility of the material being used, the proposed location of the plant material and the type of planting required per the Unified Development Code. Landscape regulations of the Unified Development Code specify the point value required needed to meet the ordinance, through the size of the plant material and the intensity of the plant material to be installed.
